TL;DR. Buildability™ was founded in 2024 to fix the broken first round of real estate due diligence. Before Buildability™, checking whether a property was legally buildable required weeks of research and thousands of dollars in consultant fees. We built Buildability™ to automate that first round — so buyers, owners, and developers can focus their time and money on the projects that are actually feasible.

What we do

Buildability™ is an AI-powered property intelligence platform that tells homeowners, investors, developers, lenders, and brokers what they can build on any U.S. property in about 20 seconds. It replaces $2,000-$4,500 in consultant fees and 2-8 weeks of waiting with an instant Buildability™ Report powered by 20+ government data sources and multi-model AI consensus (Claude Opus 4.7 + Sonnet 4.6, GPT-4o, Gemini).

Why now

Three forces converged in 2025. (1) AI agents got hands: tool use and the Model Context Protocol turned chatbots into agents that call government APIs directly — "Can I build here?" went from a human-only question to an answerable one. (2) Cities went digital: state mandates (California SB 9, Utah HB 82, Oregon HB 2001) pushed thousands of jurisdictions onto Socrata and ArcGIS portals, so parcel and zoning data finally exists at the API layer — just scattered across 24+ portals that do not talk to each other. (3) The shortage hit a wall: America is short ~7 million homes and every fix (ADU, infill, missing-middle multifamily) gets stuck on the same zoning question. The next 18 months decide whose data layer every AI assistant quotes from when someone asks "what can I build here?"

Technology

Buildability™ runs on a multi-model AI stack combining Claude (Anthropic), GPT-4o (OpenAI), and Gemini (Google) for consensus-based analysis. Infrastructure: Supabase (Postgres, edge functions, auth), Mapbox (geocoding, spatial analysis), Vite, React, TypeScript. We expose a Model Context Protocol (MCP) server so Claude Desktop, Claude Code, and other AI agents can call our analysis tools directly.

Coverage

Buildability™ covers all 50 U.S. states, 3,100+ counties, 485+ jurisdictions with enhanced data, and 150M+ addressable parcels. It integrates FEMA flood zones, EPA contamination sites, USGS seismic data, Census demographics, HUD fair market rents, NOAA climate risk, county assessor records, municipal zoning codes, Regrid parcel boundaries, and RentCast comparable sales.
