TL;DR. Check your property's wildfire risk instantly using CalFire and USFS wildfire hazard data. Properties in high wildfire risk zones face higher insurance premiums, may require fire-resistant building materials, need defensible space clearance, and in some cases cannot be insured through the voluntary market. Wildfire hazard severity zones
California classifies wildfire risk in three tiers: Moderate, High, and Very High Fire Hazard Severity Zone (FHSZ). Very High FHSZ properties must comply with Chapter 7A of the California Building Code (fire-resistant roofing, ember-resistant vents, Class A roofing assembly) and maintain 100 feet of defensible space. Other western states have similar classifications.
WUI and insurance
Wildland Urban Interface (WUI) is the area where development meets undeveloped fire-prone vegetation. WUI properties are the highest-risk category for wildfire. Many insurers have pulled out of high-WUI markets in California, leaving the California FAIR Plan as the only option. FAIR Plan coverage is limited and expensive. Buildability™ flags WUI status and its insurance impact.
