On the map
01The lot brief is free — and instant
Open any covered property and the numbers appear before you spend anything: buildable square feet, zoning district, clearance on every side of the existing structure, owner of record, year built, and market value.

02Casual clicks never cost you
Tapping around the map can’t drain your balance. A stray click stages the parcel and asks first — “Score this parcel? Runs a live lookup.” Nothing runs until you say so.

03Reopen a property without paying twice
Every property you’ve scored reopens from your dashboard straight onto the Explore map with all its data — no second lookup, no second credit. Scored once is scored.

04Ask "what if" before it’s real
Geo’s scenario tool re-scores a parcel under a changed assumption — a rezone, utilities added, a hazard resolved — through the same engine as the real report, and hands back the before/after delta. Scenarios are free.

Design Studio
05Draw the building you’re imagining
The Design Studio puts blocks, triangles, and any-sided shapes on your actual lot, to scale, checked live against the setbacks. Drag a wall to stretch it; drag a corner to reshape it; type exact dimensions.

06Hold Shift for clean angles
Dragging a corner with Shift held snaps the wall to 45° increments — crisp L-shapes and wings instead of wobbly sketches. Rotating a block snaps it square to its original orientation as you pass it.

07Double-click to sculpt
Double-click any wall to add a corner right there. Double-click a corner to remove it. Between the two you can carve a rectangle into a courtyard plan without ever opening a menu.

08Describe it — AI drafts the massing
Type “two-story farmhouse with a garage and a porch” and the AI drafts realistic parts with real-world dimensions, placed on your lot and aware of the local height limit. Then drag, resize, and make it yours.

09The keyboard is faster
Undo any edit with ⌘Z. Delete removes the selected block. Esc drops the selection. The studio keeps a full history, so experiments are free.

Reports & certificates
10Put your name on the certificate
Every certificate has a "present it as yours" step — your name and firm print on the document, remembered for next time. No subscription required; brokers use it to hand clients a branded deliverable.

11Pick the document’s color
The certificate’s seal, key numbers, and site diagram take whatever accent color you choose — presets or the full picker. Pro workspaces can set a brand color once and every export wears it.

12Anyone can verify your certificate
Each certificate carries an ID and a QR code that recomputes the score live from public sources and confirms the match. You’re not asking anyone to trust a PDF — you’re handing them the proof.

13Your own numbers print in the report
Pencil It runs your deal math — proposed square footage, units, acquisition price — and the resulting cost, value band, and margin print into the export alongside the official record.

14Reweight the Score for your strategy
The scoring model is tunable: shift weight toward flood if you underwrite coastal, toward zoning if you chase entitlements. Presets tuned for California, Florida, and Texas are one click.
