DocsUsing Buildability

Find & Bulk

Two ways to look at many parcels at once. Find screens the lots on the map in front of you. Bulk scores a list you already have. Both are free; only opening a full report spends.

Search the map

In Properties, switch to Search the map. You get a satellite map with the county’s own lot lines and building footprints, each with a toggle. Zoom to a neighbourhood: the lots in view are the search.

Quick screens

These run in your browser against the lot lines and footprints in view, instantly and free:

ScreenFinds
No buildingLots with no building footprint on record.
Over ½ acreLots larger than half an acre.
Over 1 acreLots larger than an acre.
UnderbuiltA small house on a big lot: building coverage under 12%.

The sweep

Describe the lot you want in the box (for example over 1 acre, no flood, scoring 70+) and Buildability samples the view and scores up to eight matching lots. Pins show each lot’s Score and buildable square feet. Name a place (“in Austin, TX”) and the map flies there first. The sweep is free and needs sign-in.

The box understands a minimum score, acreage ranges, a zoning code prefix, a band (strong, viable, moderate, constrained), and “no” or “avoid” plus a factor.

What it can't screen, it says

Drive time, distance radius, utility capacity, ownership (absentee, off-market, tax-delinquent), price and lot shape (corner or flag lots) aren’t screened. If you ask for one, a Not screened: line says so above the results instead of silently ignoring it.

Tick results to act on them: Open in My properties for one, or Score N in Bulk for several. The sweep refuses views the size of a region; zoom in first.

Have Geo screen an area

For an area bigger than one screen, hand it to Geo as a job:

  1. Set the brief

Choose Have Geo screen this whole area, then answer three questions: at least how many homes on the lot (1, 2, 3, 4+), the lot size in acres, and whether to include only lots with no building.

  2. Geo works the area

Geo screens about 2 km around the view. You can leave; one screen runs at a time, three a day.

  3. Read the memo

The result is a memo in Documents and the Geo inbox, and an email.

Area screens work where county lot lines are wired in: Travis County TX, Maricopa County AZ, Cook County IL, Harris County TX, Los Angeles County CA and Salt Lake County UT.

Bulk scoring

Bulk scores a list. Open it from the List search tab, from Score N in Bulk in Find, or by asking Geo.

  • Paste addresses or drop a CSV and pick the address column.
  • Up to 500 addresses a run, scored in chunks of 50.
  • Filter the results with the same ask box as Find (1.3+ acres, zoned R-2, no flood, scoring 70+).
  • Export CSV downloads the scored list.

Bulk is free: it returns the Score for every row. Opening any one parcel’s full report spends a report, the same as anywhere else. See Pricing & billing.

Didn’t find it? The Help Center answers account and billing questions, and Geo answers questions about a specific parcel inside the app.
