The free Score tells you how buildable a parcel is and why. The $99 report is the parcel’s full record: who owns it, what the zoning lets you build on this lot, what it’s worth, and every finding cited to its source.

No record, no charge

Before checkout opens, Buildability checks that it can reach the official parcel record. If it can’t, you aren’t charged. If a guest purchase can’t resolve its parcel after payment, it’s refunded automatically.

Decision and Evidence

A report opens on two views of the same parcel:

  • Decision leads with the answer: what can be built here, what stands in the way, and what to do next.
  • Evidence is the proof: every factor and finding with its source, its read date, and how much it can be trusted.

The buildable envelope

Where the district’s standards have been read and the lot’s outline is on record, the report fits the zoning envelope to the lot: buildable footprint and floor area, floors, maximum units and height, and the one rule that binds first. Pencil It

Pencil It answers “does the deal work?” with your own numbers (proposed square feet, units, acquisition price) against cost and value bands from the record. Your inputs print in the export beside the official record, clearly marked as yours.

Export → Professional report lays the report out for paper. Save as PDF opens your browser’s print dialog, where you can save it as a PDF or print it. Create certificate issues the one-page certificate.

How long a report takes

A report reads its sources live. Most finish in under 20 seconds. An address nobody has looked up recently can take up to a minute while every source answers, and the stages light as each one does.
