DocsUsing Buildability

Properties

Properties is where you search, open and keep parcels. It has two modes on one map: My properties, for the parcels you’re working, and Search the map, for finding new ones. Searching never spends.

Searching

The search box opens on an address. More ways to search shows the rest.

MethodWhat to enterNotes
AddressAny US street address, e.g. 1207 W 30th St, Austin TXSuggestions appear after three characters. ↑ ↓ to move, Enter to pick, Esc to dismiss. Picking a suggestion runs the lookup.
Coordinateslat, lngFor example 30.27, -97.74. Useful for rural land with no street address.
APNAPN, STThe parcel number and its two-letter state, e.g. 0204050817, TX. Resolved against county records. Needs sign-in.
MapClick to drop a pin, then Score itNothing runs until you confirm. A stray click elsewhere on the map asks first too.
ListAddresses one per line, or a CSV or TXT fileTwo or more. Hands the list to Bulk, see Find & Bulk.

On a phone, Score where I’m standing scores your current location. From anywhere in the app, ⌘K opens the command palette: type an address, an APN or coordinates and choose Score.

Signed out, search returns the free Score. Opening the full report needs an account, because it spends a report from your balance.

Property tabs

Every parcel you open becomes a tab across the top, with its Score colour, like a browser. Up to eight stay open; ⌥← and ⌥→ move between them. Tabs live on this device only. Opening a parcel is not saving it, and closing a tab doesn’t unsave anything.

Saving and stages

The star on a property card saves it to My properties. A saved parcel gets a stage you can change as the deal moves: Watching, Diligence, Pursuing, Closed. The stage is your own pipeline label. It doesn’t turn on change alerts.

The list on the left filters your parcels: search by name, switch between All and Saved, and narrow by score, units, lot size, zoning, Opportunity Zone or flood.

Comparing parcels

Compare puts two to five addresses side by side, factor by factor, so you can see which one fails on what.

Map tools

With a parcel selected, the map toolbar has:

ToolWhat it does
Design studioDraw blocks and any-sided shapes on the lot to scale, checked against the setbacks. See Shortcuts for its keys.
LayersSwitch map layers on and off. The Buildability heatmap is off by default.
MeasureDistance, area, radius and height on the map.
Street ViewStreet-level imagery at the parcel.
Sun studySun position and shadows over the day.
OrbitCircle the parcel in 3D.

Deep links

Properties reads a few URL parameters, so a link can open exactly what you mean:

LinkOpens
/app/explore?q=ADDRESSRuns a lookup for the address on arrival.
/app/explore?apn=APN&st=TXRuns an APN lookup.
/app/explore?parcel=IDOpens a parcel you have access to.
/app/explore?mode=findOpens Search the map.

The share button on a property card copies a link to it. Next: Find & Bulk for screening many lots at once.

Didn’t find it? The Help Center answers account and billing questions, and Geo answers questions about a specific parcel inside the app.
