Geo

Geo is the assistant inside Buildability. It can see the page you’re on, look up and score parcels, explain a Score, screen an area, research the code and draft documents, using the same engine and records as everything else. Chatting with Geo is free.

Where Geo lives

  • The border chat. Open it from the Geo button on any app page, or press ⌘J. It sits beside the page so Geo can work on what you’re looking at. Drag its edge to resize; Esc closes it.
  • The Geo tab. Every conversation, kept: search, folders, pinned chats, and a full-width composer. Type @ to tag a property.

Both show the same conversations. Open in the Geo workspace moves a border chat to the tab.

What to ask

“Score 2100 S Lamar Blvd, Austin”Looks up and scores the address, and opens it on the map.
“Why is this a 58?”Explains the Score factor by factor and names any cap.
“What if this were rezoned to allow duplexes?”Re-scores under the changed assumption through the same engine and shows the before and after.
“Does the deal work at $180k?”Runs Pencil It with your numbers.
“What does the code say about ADUs here?”Researches the ordinance on the jurisdiction’s own sites and quotes it.
“Find lots over an acre with no building near here”Screens the view, or starts an area screen.
“Score this list”Hands a list to Bulk.
“Draft an IC memo for this lot”Drafts the memo into Documents.
“Remind me to check this parcel in a month”Creates a task.

On a page, Geo can act on what you see: fly to a lot, switch a map layer, measure, mark findings, or take you to another page. You can attach files (up to six) and dictate.

What it costs

Conversation is free, signed in or out. Anything that spends asks first: Geo shows a card with the cost, and nothing is charged until you confirm.

Free accounts have a monthly model allowance. As it runs down Geo moves to smaller models, and when it’s spent Geo answers with its built-in responder until the month resets. Pro workspaces can set how much Geo may spend in a session.

Switching tools off

Settings → Geo AI turns tool groups off: search, memos, scenarios, bulk, research and tasks. Geo then won’t offer or use them.

Geo uses the same records and the same Score as the rest of the product. It doesn’t have a private data source, and it can’t make a number the record doesn’t support. When it doesn’t know, it says so.
