Each component is scored 0–100 and independently explainable — the weighted, rounded parts always add up to the headline number.
Index v1 is deterministic and versioned, like the parcel Score: no network, no clock, no randomness. Changing a weight is a version bump.
Supply
Buildable-land supply: the acreage-weighted parcel scores across the region. The heaviest component — it is the point of the index.
Regulatory
Friction, inverted: zoning permissiveness blended with the permit timeline, so faster and freer scores higher.
Hazard
Exposure, inverted: the share of land in flood zones or high-wildfire areas. Less exposed land, higher score.
Demand
The market-demand signal, passed through on the same 0–100 scale as everything else.
