Why Do Most Land Deals Fail?
Not because investors overpaid — because they didn’t know what they bought. Common deal-killers: zoning mismatch (rezoning costs $10K–50K, 12–18 months), flood zones ($3K–5K/year insurance + elevated construction), wetlands (30%+ buildable area lost), contamination (Phase II: $10K–50K, remediation: $100K+), infrastructure gaps (no sewer = no density).
The 60-Second Screening Framework
Phase 1: Zoning Fit (0–30 seconds)
Check: zoning district, density limits, height restrictions, setbacks, parking. If zoning doesn’t match and rezoning is unlikely, the deal is dead.
Phase 2: Environmental Risk (30–60 seconds)
Check: FEMA flood zone, wetlands, EPA contamination, endangered species, soil hazards. Multiple flags = deal is almost certainly dead.
Red Flags That Should Kill a Deal Immediately
- FEMA V-Zone (coastal high-hazard) — 2–3x construction costs
- Wetlands covering >20% of parcel
- Active EPA Superfund within 0.25 miles
- No sewer/water and lot too small for septic
