- Side interior, side street, rear setbacks and building coverage in U-SU/U-TU are ZONE LOT WIDTH-driven (brackets ≤30′, >30–40′, >40–<75′, ≥75′), not district-driven — verify against your lot width
- Max height is split by lot depth: 30 ft in the front 65% of zone lot depth, 17 ft in the rear 35% (bulk plane), with a permitted height increase up to 35 ft as zone lot width increases over 50 ft (§ 5.3.3.3.A)
- Rear setback is 12 ft where a public or private alley abuts the rear zone lot line, 20 ft where no alley abuts — depends on parcel-alley geometry, not modeled here
- An Accessory Dwelling Unit (ADU) is permitted with limitations (L-ZP) in every U-SU and U-TU district per § 5.4.4 (Accessory to Primary Residential Uses), with additional standards in § 11.7 and § 11.8.2
