U-TU-C dimensional standards
These are the letter-of-the-law limits for the base U-TU-C district. Overlays (historic, neighborhood plan, and similar) can tighten them; a specific address check resolves the overlays that actually apply.

What the record can't settle
Duplex building form (§ 5.3.3.3.B) requires a larger minimum zone lot area than the Urban House form seeded here — 5,500 sf for this district — a single-unit Urban House on the seeded minimum is allowed, but a duplex is not until the lot meets the duplex minimum
Tandem House form (§ 5.3.3.3.C) is also allowed in U-TU districts — up to two primary structures per zone lot at 2.5 stories and 30 ft (front) / 24 ft (rear) — with its own siting standards
Front setback (Primary Street) is contextual — "Calculated per Sec. 13.1.5.9" (Denver Zoning Code § 5.3.3.3.A/B) — not a fixed district number; verify against neighboring properties
Side interior, side street, rear setbacks and building coverage in U-SU/U-TU are ZONE LOT WIDTH-driven (brackets ≤30′, >30–40′, >40–<75′, ≥75′), not district-driven — verify against your lot width
Max height is split by lot depth: 30 ft in the front 65% of zone lot depth, 17 ft in the rear 35% (bulk plane), with a permitted height increase up to 35 ft as zone lot width increases over 50 ft (§ 5.3.3.3.A)
Rear setback is 12 ft where a public or private alley abuts the rear zone lot line, 20 ft where no alley abuts — depends on parcel-alley geometry, not modeled here
An Accessory Dwelling Unit (ADU) is permitted with limitations (L-ZP) in every U-SU and U-TU district per § 5.4.4 (Accessory to Primary Residential Uses), with additional standards in § 11.7 and § 11.8.2
