  • Max height is split by lot depth: 30 ft in the front 65% of zone lot depth, 17 ft in the rear 35% (bulk plane), with a permitted height increase up to 35 ft as zone lot width increases over 50 ft (§ 5.3.3.3.A)
  • Rear setback is 12 ft where a public or private alley abuts the rear zone lot line, 20 ft where no alley abuts — depends on parcel-alley geometry, not modeled here
